This construction delivery method allows for the expedited flow of design input and information which allows for better cost control and schedule projections. The resulting construction and design is achieved in less time and for less cost than the traditional design-bid-build process.
The design-builder is responsible for all facets of the design and construction process. The end result is often superior to other construction delivery methods.
HARD BID CONTRACTS
Lump sum and unit cost contract formats are the most traditional project delivery system we see in construction.
Cost plus a fee with a guaranteed maximum price options is also a very common approach to project delivery.
TIME & MATERIAL WORK
In urgent situations, we are frequently asked to do work based on an agreed upon hourly rate.

With 31 years of experience in the construction industry, Casey has held a wide range of positions. From an apprentice carpenter to the president of a leading construction firm, his panoramic exposure to the industry allows him to completely understand and accomplish his clients’ needs and goals. His career has led him to oversee over 183 million square feet in project construction. As a principal at Palmetto, Casey pulls on his vast experiences to adequately forecast and navigate each project to completion.
Jerry is a building contractor, construction manager, and designer with 30 years of experience building over 3 million square feet of commercial, institutional, and industrial facilities. Jerry’s expertise lies in delivering projects on time and at budget to small and medium sized businesses. Jerry’s extensive knowledge of all things construction allows him to handle a project in its entirety; this then allows the client the ability to focus on his or her business while remaining confident in the project’s outcome.
With over 25 years and $2 billion in commercial and industrial construction and development experience, Ted brings a wealth of past success to PCS customers. Having led teams as General Contractor, Design Builder, Architect, Developer, and Owner, his keen understanding of each stakeholder's ideal outcome allows him to lead his project teams to exceed his customers’ expectations.
Mark’s career spans 38 years in the Central Ohio Market. His areas of expertise are interior / exterior renovation projects for industrial, commercial, historic and religious structures. He is also experienced in contemporary commercial interiors and paint & coatings technology. Mark is a recipient of The Craftsmanship Award from the Builders Exchange of Central Ohio for the 1980 painting restoration of the Palace Theatre, Columbus, Ohio.
Don is a project manager with over 30 years of dedicated experience in the Central Ohio region. His construction management career encompasses a highly diversified array of project types, to include the construction of manufacturing and industrial facilities, airport hangars, retail centers, corporate offices, and medical facilities. His earned expertise allows him to smoothly run projects from start to finish.
Bob’s career led him through the ranks of the construction industry with 12 years experience as a carpenter and superintendent, 9 years as a project manager, and nearly 20 years as an estimator. Originally from the Cleveland area, Bob settled in as Palmetto’s chief estimator in 2012 here in Columbus, Ohio.
Tharen is an Otterbein University alumna with a bachelor’s degree in accounting and over 20 years of experience in construction accounting. Her primary responsibility at Palmetto is to oversee its general accounting integrity, which includes creating profit and loss statements, bonding reports, tax reporting and job costing.
